Job Summary:
We are seeking a detail-oriented Business Analyst – Mortgage Operations to support the loan pre-qualification and underwriting process by reviewing borrower documentation, analyzing income and key loan metrics, and ensuring compliance with investor and company guidelines. The role involves evaluating AUS findings, identifying documentation gaps, maintaining accurate loan data in Encompass and Zoho CRM, and coordinating with borrowers and Loan Officers to ensure timely and compliant loan processing.
Key Responsibilities
- Review and analyze borrower documentation including paystubs, W-2s, bank statements, credit reports, and identification/residency documents to ensure completeness, accuracy, and compliance.
- Calculate basic income and evaluate loan metrics including hourly, salary, and simple variable income, while assisting in reviewing DTI, LTV, and general loan eligibility in accordance with investor and company guidelines.
- Run and review Automated Underwriting System (AUS) findings (DU/LP) under supervision and properly document results within the loan file.
- Identify missing or incomplete documentation and proactively follow up with borrowers (BWRs) and Loan Officers to obtain required items and ensure timely, accurate, and compliant file completion.
- Communicate with borrowers throughout the pre-qualification process to provide updates, clarify documentation needs, answer basic loan-related questions, and ensure a smooth and professional client experience.
- Accurately enter and maintain borrower and loan data in Encompass (LOS), Zoho CRM, and other internal tracking systems while ensuring all required fields, disclosures, and compliance data are properly completed.
- Maintain organized digital loan files and pipeline tracking by updating loan milestones, status notes, internal task lists, and follow-ups to support smooth workflow management.
- Perform preliminary guideline checks for occupancy, loan purpose, basic asset sufficiency, and credit red flags prior to senior PQ review.
- Assist with product matching and scenario structuring by identifying appropriate Conventional, FHA, VA, USDA, or Non-QM options based on borrower profile.
- Ensure all activities are performed in strict adherence to federal, state, investor, and company compliance requirements, including documentation standards, data integrity, and regulatory policies.
- Meet productivity and turn-time expectations while maintaining high levels of accuracy and attention to detail.
Required Qualifications
- Bachelor’s degree in finance, business or related field preferred)
- 1+ year of mortgage, banking, finance, or administrative experience
- Strong attention to detail and organizational skills
- Comfortable working with numbers and basic income calculations
- Strong written and verbal communication skills
- Proficiency in Microsoft Office
- Ability to manage multiple files and deadlines in a fast-paced environment
